Terms of Service

These Terms govern your organization's use of Vestige, a maintenance and vendor-spend intelligence service for multifamily property portfolios.

1. Agreement and authority

By accessing or using Vestige, you confirm that you are authorized to accept these Terms for the organization whose workspace you use. If a written agreement with Vestige applies to your organization, that agreement controls where it conflicts with these Terms.

2. The service

Vestige accepts customer-provided property, maintenance, work-order, and vendor invoice records; normalizes those records; and identifies patterns that may merit review. The service is designed to support operational and commercial decisions, not to make them for you.

Findings are produced automatically. A finding may be published only after it clears Vestige's evidence and publishing rules. In particular, a finding must cite supporting customer records and include its rationale, exposure basis, and recommendation. Findings that do not clear those rules are held rather than shown as published results.

3. Your data and responsibilities

You retain ownership of the records you submit. You grant Vestige the limited right to host, process, analyze, and display those records solely to provide, secure, and improve the service for your organization. You are responsible for ensuring that you have the rights and authority needed to provide the records and to instruct Vestige to process them.

You must protect workspace credentials, limit access to authorized users, and review findings against source records, applicable contracts, and the facts on the ground before taking action. Do not use Vestige to make unlawful, discriminatory, or solely automated decisions about individuals.

4. Data handling commitments

Vestige redacts resident personal information during ingest. Original uploaded records are retained for no more than 90 days. You may request deletion of your workspace data at any time; Vestige will delete the uploaded records, normalized records, findings, and associated evidence, then provide a deletion receipt. 5. No professional advice; no allegations

Vestige identifies statistical patterns and record-based opportunities; it does not provide legal, accounting, engineering, procurement, or other professional advice. A finding is not an allegation of fraud, misconduct, or contractual breach. You are responsible for independently validating findings and deciding whether and how to act on them.

6. Acceptable use

You may not interfere with the service, attempt to gain unauthorized access, introduce malicious code, scrape or copy the service except as permitted by law, or use Vestige in a way that violates applicable law or another person's rights. We may suspend access that reasonably appears to create a security, legal, or material operational risk.

7. Availability and changes

We may maintain, update, or change the service. We will use reasonable efforts to avoid material disruption, but the service may be unavailable from time to time. We may update these Terms by posting a revised version with a new effective date. Continued use after the effective date means you accept the revised Terms.

8. Disclaimers and liability

To the extent permitted by law, Vestige is provided on an “as is” and “as available” basis. We do not guarantee that every issue will be identified, that every finding is correct, or that use of the service will produce savings. To the extent permitted by law, Vestige will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, goodwill, or business opportunity.
